Rental Property Bookkeeping Excel Template

Whether you rent out a single house, a duplex or a handful of condos, this rental property spreadsheet keeps the books for up to eight units in one Excel file. Record rent, expenses and leases once, and you get a dashboard, a P&L for each property by month and a tax summary for year end, all built from those entries.
Rent paid after your grace period is flagged Late, and each payment shows as Paid, Partial or Unpaid. Expenses are sorted into operating costs, mortgage principal or capital improvements, so net operating income and cash flow appear side by side, and the choice of which categories count as operating costs is yours. Leases inside your warning window, 60 days unless you change it, switch to Ending soon on their own.
Mileage for property trips flows into the tax summary, and every log has a property drop-down. You get a blank workbook, a sample with a fictional five-unit portfolio and a quick-start guide, for Microsoft Excel 2010 or newer on Windows and Mac.
